Terms of Service

Last updated: May 26, 2026. These terms govern your use of the Empire After Services platform.

1. Acceptance of terms

By accessing or using Empire After Services ("the Platform"), you agree to be bound by these Terms of Service. If you do not agree with any part, you may not use the Platform. These terms apply to tenants, landlords, accommodation partners, settlement-service customers, and visitors browsing the public site.

2. Eligibility and accounts

You must be at least 18 years old and legally able to enter contracts to book accommodation or list properties through Empire After Services. You are responsible for the accuracy of the information on your account, for keeping credentials secure, and for any activity that occurs under your account. We may verify identity and supporting documents (passport, visa, university acceptance letter, landlord credentials) before confirming bookings or activating landlord accounts.

3. Description of service

Empire After Services provides a marketplace connecting international students and migrant workers ("tenants") with verified landlords and accommodation providers, along with airport pickup, area guides, and settlement-assistance tools. We also offer agent-assisted concierge services for users who request human help finding housing. We act as an intermediary; we do not own, operate, or inspect properties unless explicitly stated on the listing.

4. Tenant obligations

Tenants agree to provide accurate personal information, pay rent and deposits on time per the rental agreement signed through or alongside the Platform, treat the accommodation and shared spaces with care, comply with house rules and local regulations, and notify the landlord and Empire After Services of any issues that affect safety or habitability. Misuse of the Platform, including providing fraudulent information or impersonating another person, may result in account termination and loss of paid fees.

5. Landlord and partner obligations

Landlords must ensure that all listing information is truthful, current, and not misleading. Properties must comply with local housing, fire-safety, and tenancy regulations of the city in which they are located. Landlords are responsible for delivering the property and amenities as advertised and for meeting all obligations under any rental agreement signed through the Platform. Landlords must hold the right to let the property and must not discriminate on protected grounds. Empire After Services may delist properties that receive sustained negative reviews, that fail safety checks, or whose owners refuse to cooperate with dispute resolution.

6. Acceptable use

You agree not to use the Platform to post fraudulent or misleading listings, harass or discriminate against any user, attempt to take communication or transactions off-platform to avoid fees or evade fraud protection, scrape data, transmit malware, infringe the rights of others, or violate any law. We may suspend or terminate accounts that breach these rules without prior notice where safety is at risk.

7. Bookings, payments, and fees

All payments are processed securely through Stripe. We charge a service fee on confirmed bookings; the amount is disclosed before you confirm any transaction. Deposits, first-month rent, and ongoing rent are held and disbursed per the booking terms shown on each listing. Receipts are issued by email and remain available in your account. Late payments may incur additional charges per the rental agreement. We may withhold payouts to landlords pending dispute resolution.

8. Cancellations and refunds

Cancellation rules and refund eligibility vary per listing and are shown on each listing page before booking. As a baseline: cancellations made more than 14 days before move-in usually receive a full refund of rent minus a small platform fee; cancellations within 14 days may incur partial charges depending on the listing's policy. If a booking is cancelled by the landlord, Empire After Services will assist in finding a comparable replacement; if no comparable option is available we refund 100% of amounts paid plus a service-fee credit. Cancellations arising from visa refusal are refundable subject to documentary proof.

9. Agent and concierge services

When you opt into our agent-assisted concierge service, a Empire After Services agent acts on your behalf to shortlist properties, coordinate viewings, and negotiate with landlords. Our agents do not act as exclusive buyer's or tenant's agents and do not have authority to sign rental agreements on your behalf. Any agreement you sign with a landlord is a direct contract between you and that landlord; Empire After Services is not a party. Agent service fees are disclosed before you opt in.

10. Liability between tenants and landlords

Empire After Services provides the Platform and facilitates introductions but is not a party to any rental agreement signed through or alongside the Platform. We do not guarantee the conduct of any user, the condition of any property, or the outcome of any tenancy. Disputes between tenants and landlords should be raised through our dispute-resolution flow at /support; we will mediate in good faith but cannot enforce remedies that fall outside the Platform's payment scope. Local tenancy law governs the substantive rights of the parties.

11. Your content and license to us

When you post listings, reviews, photos, messages, or other content ("Your Content"), you retain ownership. You grant Empire After Services a worldwide, royalty-free, non-exclusive licence to host, store, reproduce, modify (for technical purposes such as resizing or watermarking), display, and use Your Content to operate and promote the Platform. The licence ends when you delete Your Content or close your account, except for backup copies retained for a limited period and content already shared with other users.

12. Intellectual property

All software, design, branding, AI features, and original content on the Platform that is not Your Content is the property of Empire After Services or its licensors. The Empire After Services name and logos are trademarks of the operating entity. You may not use our marks without prior written consent. Listing photos belong to the landlord or partner who uploaded them.

13. Limitation of liability

To the maximum extent permitted by law, Empire After Services provides the Platform on an "as is" basis and shall not be liable for any indirect, incidental, special, consequential, or exemplary damages, including but not limited to property damage caused by other users, personal injury, lost belongings, missed flights or arrival windows, immigration outcomes, or losses arising from disputes between landlords and tenants. Our total aggregate liability for any claim shall not exceed the service fees paid to Empire After Services by you in the 12 months preceding the event giving rise to the claim.

14. Indemnification

You agree to defend, indemnify, and hold harmless Empire After Services, its affiliates, officers, employees, agents, and partner landlords from any claim, demand, loss, liability, or expense (including reasonable legal fees) arising from Your Content, your use of the Platform, your violation of these terms, your breach of any rental agreement signed through the Platform, or your violation of any applicable law.

15. Termination

You may close your account at any time via /account or /data-deletion. We may suspend or terminate your access if you violate these terms, engage in fraudulent activity, fail to pay applicable fees, or if required by law. Termination does not extinguish obligations under any active rental agreement; those continue per the agreement's own terms. Sections that by their nature should survive termination will survive, including ownership, limitations of liability, indemnification, and dispute resolution.

16. Governing law

These terms are governed by the laws of the United Arab Emirates without regard to conflict-of-laws principles. Substantive tenancy law in the city of the booked accommodation governs the rental agreement itself.

17. Dispute resolution

The parties will first attempt to resolve any dispute informally by good-faith negotiation. If the dispute is not resolved within 30 days of written notice, it shall be referred to and finally resolved by arbitration administered under the rules of the Dubai International Arbitration Centre (DIAC), seated in Dubai, conducted in English, by a single arbitrator. Either party may seek interim or injunctive relief in any court of competent jurisdiction. Nothing in this clause prevents a tenant from pursuing rights under their local tenancy law.

18. Changes to terms

We may update these terms from time to time. We notify registered users of material changes by email at least 14 days before they take effect, except for changes required for legal or safety reasons which may take effect immediately. Continued use after the effective date means you accept the updated terms.
